Purpose

The purpose of property valuation is to determine its value. It is mainly prepared for the needs of:

  • loan security
  • buying
  • selling
  • negotiation
  • court proceedings
  • determining inheritance or donation tax
  • real estate insurance
  • accountants and contributions
  • other individual goals

Appraisal report

The valuation may concern various types of real estate. The reports make a detailed description of the property valued, an analysis of the legal title, property market overview and surroundings. In the case of residential properties, an analysis of the surroundings and competition is made, and in the case of commercial properties, detailed analysis of lease agreements, rental rates, vacancy rates or investment yields. Each report provides a detailed analysis of the value obtained.

Law and standards

Valuation reports are prepared in Polish and / or English, and comply with Polish law and professional standards of:
  • The Polish Federation of Valuers Association (PFSRM)
  • The European Group of Valuers Associations (RICS)
  • The Royal Institute of Chartered Surveyors (TEGoVA)
They also meet the requirements of banking institutions.

Clients

The recipients of valuations include primarily private clients, banks, institutional and private investors, real estate funds, institutions, insurance companies, property owners, developers, real estate companies and State Treasury companies.

Process

The valuation process includes:
  • contacting a property valuer and setting the scope, object and purpose of the valuation
  • indication of the documents necessary for the valuation process
  • inspection of the property
  • making of a valuation report (execution time depends, among other things, on the complexity of the valuation object and completeness of the documentation)
  • submission of document with attachments
